Case Study

Greenport AB

Community Name & Location:
Greenport, New York, Suffolk County, Long Island

Challenge:
The 1.5 acre site was cluttered with abandoned and half-sunken vessels. Former steel boat storage structures had become rusted shells. The shipyard’s 100-foot bulkhead was badly deteriorated and six different entities held ownership interests in the site.

Vision:
To rehabilitate the derelict Barstow shipyard into a 33,000 square foot marine manufacturing facility for production of ergonomic marine seating for pleasure boats, commercial fishing vessels and military watercraft.

The business initially created 20 new positions, and, as additional products were developed and production contracts awarded, quickly ramped up to 50 jobs. This pattern continues, as STIDD’s product line grows and the company secures additional defense contracts.

The formerly derelict site now encompasses 33,000 square feet of computerized manufacturing facilities, engineering design and administrative offices and has plans to expand.
STIDD Systems recently received a $3.7 million military submersibles contract that will finance the company’s expansion from 33,000 square feet to 62,000 square feet and employ an additional 30 people. All jobs created in this effort are well-paying, requiring a high level of skill, education and training. Facility expansion will take place on the former Cooper Seafood factory, an adjacent waterfront property, maintaining water-dependent uses and employment.

The site and structures represented excellent collateral for the financing required to create 33,000 square feet of new, modern manufacturing space, quickly and at reasonable cost. Renovating the existing building “footprints” minimized the permitting process, which would have been required for new construction, and made the entire redevelopment process much simpler and more cost-effective than would have been achievable with new construction.

How/why is this a success?
Strong partnerships between private developer, local government and a variety of public and private partners.
